An EPC (Energy Performance Certificate) is a report that provides a measure in relation to the energy performance of a building. The report shows two ratings, the buildings energy efficiency and its environmental impact.
The energy efficiency of the building is measured and shown within a range of 1-100, the higher the rating the better the energy efficiency of the building. The environmental impact rating is measured on a scale of A-G, A being the higher grade. This asset rating is similar to schemes already in place relating to household appliances such as washing machines and fridges.
The reports ratings are measured using standard occupancy assumptions in association with extensive data gathered during an on site survey and from various reference documents, specific to the building under analysis. Using this method allows comparisons to be made between various buildings and therefore assists in the setting of the buildings potential targets.
The potential targets or ratings the building could achieve will be identified within the report along with recommendations for improvements to increase the energy efficiency of the building. In some cases the estimated costs for the improvement works recommended to be undertaken will also be shown and if funding is available under the Green Deal scheme.
This requirement for Energy Performance Certificates to be made available for domestic and non-domestic (commercial and public) buildings on construction, sale or rent, came about as a result of a European Directive which has been introduced into English and Welsh law.
